Prestige Group Projects in Soukya Road 2026 Update

Prestige Raintree Park – Evergreen Phase is a new residential project on SH-35 Whitefield Main Road, Varthur, Bangalore – 560066, near Varthur Lake and IT offices in East Bangalore. The project is built on about 24 acres and has 14 high-rise towers (3 basement + ground + 19 floors) with around 2000 flats. The pre-launch was on 03 January 2026, and the launch was on 09 January 2026.

The project is RERA-approved, with the number PRM/KA/RERA/1251/446/PR/010126/008374. It gives 1, 2, 3 and 4 BHK apartments with sizes from 659 sq. ft. to 2513 sq. ft. Prices of these apartments start from about ₹92 Lakhs and go up to ₹3.07 Crore. Possession is planned for 30 June 2030. Prestige Raintree Park Evergreen Phase rent starts from ₹20,000 to ₹85,000+ per month, depending on size and interior quality.

Prestige Park Grove is a large 72-acre premium township located at Seegehalli, Chikka Banahalli Road, Whitefield (East Bangalore) - 560067. It is designed around the “Four Petals of Life” concept and is divided into two zones

• The Residences (high-rise apartments)
• The Willows (luxury villas)

The project was launched on 1 October 2023. It is RERA-approved with RERA Number: PRM/KA/RERA/1251/446/PR/100823/006141. The total land area is 71.52 acres (about 51 acres for apartments and 20 acres for villas) and includes 3,600+ apartments and around 90–110 villas. The architecture is by RSP Architects, featuring 19 tall towers ranging from 24 to 42 floors.

Prestige Lavender Fields is a premium luxury residential project located on SH-35, Devasthanagalu, Gunjur Village, Varthur, Bangalore – 560087. It is RERA-approved (RERA No: PRM/KA/RERA/1251/446/PR/290423/005906 – Karnataka). It is spread across 18.2 acres and includes 1,473 apartments in 6 high-rise towers (Ground + 31/32 floors). The project comes with 1, 2, 3, and 4 BHK apartments ranging from 669 sq. ft. to 3241 sq. ft. The prices start from ₹2.43 Crore onwards.

The Prestige Lavender Fields was launched in June 2023, and possession is expected by May 2027, with construction already in advanced finishing stages. Most builder flats are already sold, so resale demand is high, and prices have grown about 15–20% since launch, making it good for both living and investment.

Prestige Pine Forest is a luxury low-density apartment project on ECC Road, Pattandur Agrahara, Whitefield, Bangalore – 560066, located behind ITPL. The project is built on 9 acres, with nearly 80% open green space, and has 316 exclusive homes. It includes 4 high-rise towers with 2 basements + ground + 15 floors and offers only large 3 and 4 BHK apartments. The launch date was 19 September 2024, and possession is planned for December 2028. The apartment sizes range from 2,757 sq. ft. to 3,556sq. ft. The prices start from ₹3.75 Crore and go up to ₹5.17 Crore.

By 2026, prices have increased about 15–18% from launch, with average rates around ₹14,000 to ₹16,000 per sq. ft. Resale units often sell ₹20 Lakhs to 35 Lakhs higher than original booking prices. Because of its prime ECC Road location near ITPL and EPIP offices, the expected monthly rent after completion is around ₹90,000 Lakh to ₹1.1 Lakh for 3 BHK and ₹1.25 Lakh to ₹1.5 Lakh for 4 BHK, making it attractive for premium living and investment.

Prestige Oakville is a new apartment project by Prestige Group in Whitefield, off Whitefield Main Road, Bangalore – 560066. The project is in the pre-launch stage, and RERA approval is in process. It will have 1, 2, 3 and 4 BHK flats with sizes from 750 sq. ft. to 2920 sq. ft. The launch date is 30 November 2025, and possession is planned for December 2029. Prices start from about ₹95 Lakhs and go up to ₹3.10 Crore.

Prestige Oakville has received positive reviews with an average rating of about 4.6 for its location and brand value. The project is planned with 60+ lifestyle amenities along with a large 30,000 sq. ft. clubhouse. Although the project is new, assignment resales have already started. Buyers who booked in mid-2025 are already seeing price growth of about ₹10–15 Lakhs over their original booking amount.
